Over the years, Integrity Property Services has built a world-class Construction Management Team with extensive experience and expertise in all aspects of multi-unit renovation and rehabilitation.

Carolyn Phelps,

Managing Partner, Project Management, Asset Management & Marketing

Ms. Phelps founded Integrity Property Services upon recognizing the need for a strategic partnering between construction/renovation teams and property management. She brings over 20 years of experience in the multi-family industry, starting her career in property management then moving into the construction field. She was responsible for the interior re-piping for 3,000+ occupied units for the Mahaffey Apartment Company. She was employed by Empire Corporation of Tennessee as a Senior Construction Manager for 4 years during which time she was personally responsible for the setup, staffing, permitting and renovation of over 4,000 apartment units. Additionally, Ms. Phelps was the Regional Manager for Strategic Alliance Management LLC, a company that managed condo conversions, construction projects and general property management from tenant issues to daily operations and finances. Most recently she has been involved in the repositioning of multi-family and commercial assets. Mrs. Phelps attended Auburn University with extended studies at IUPUI in Indianapolis, and now resides in St. Petersburg, Florida with her husband, Mike Phelps and their son, Cory. (Email)

Mike Phelps

Managing Partner

Mike Phelps has over 25 years’ experience serving the multifamily housing industry as a contractor, manager and owner of rental properties. Mr. Phelps takes pride in the work Integrity Property Services Inc. performs and recognizes the importance of a strong management team to continue the successful growth of IPS. Mr. Phelps believes relationships are what builds success. Looking out for all the interests of our clients, employees, sub- contractors, and vendors makes for successful profitable projects and helps insure our future. Mr. Phelps graduated from the University Of Indianapolis with a teaching degree . He has served as officer and board member of multiple trade associations and licensing boards. His experience as a general contractor, roofing co. owner and a mechanical contractor offers clients a great resource for quick problem resolve. Having worked on the management side of the apartment industry, Mr. Phelps and his team are hired frequently to provide “due diligence” on potential property acquisitions, providing construction estimates as well as project operation’s and profitability projections. Clint Phelps

Vice President

Mr. Phelps joined Integrity in January 2008. He brings 20 years of experience combining both new construction and rehabilitation. Mr. Phelps was responsible for the oversight of 50 new homes per year while with Lennar Homes. His responsibilities included all facets of project management starting with site planning, zoning and permitting, building and construction, storm water management and code compliance. Prior to joining IPS Mr. Phelps owned a construction company that specialized in multi-family interior renovations. His mission is to take the friction out of the construction process and to provide the support necessary to exponentially improve productivity. He has played an active role in the business development and project management of Integrity Property Services. Mr. Phelps graduated from Purdue University and currently holds a Certified Building License in the State of Florida. Greg Banks

Chief Operating Officer

Greg joined the IPS team in 2012 bringing with him over 25 years of sales and marketing experience gained from working for a variety of companies, including several of his own. During his first year at IPS, Greg worked as a construction manager where he built the foundation and knowledge of the Multi-Family Industry. With this knowledge, Greg is now responsible for IPS’s strategic planning and implementation of sales and marketing activities to drive company direction and growth. Kristine Melnick

Regional Project Manager

Ms. Melnick joined the Integrity Property Services team in 2007. She brings expertise in management and administration that has become the foundation of IPS’ property management team. She is the creator of countless forms and training materials designed to help property managers create a successful environment. Her background in the insurance, real estate and property management business has given her great insight into dealing with the challenges of our current marketplace. In addition to Ms. Melnick’s experience in management she also has 10 years of construction management. She was employed by Empire Corporation of Tennessee and worked with Ms. Phelps as an on-site project manager. During this time she was responsible for the staffing, material ordering, scheduling and everyday operation of the project. She personally dealt with the management team, the construction team and resident retention personnel while producing $8 million dollars’ worth of work within budget and on time. Ms. Melnick is a native of Indianapolis, Indiana but relocated to St. Petersburg, Florida approx. 15 years ago. She currently resides in St. Petersburg, Florida with her husband, Al Melnick. (Email)



Tiffany Tomich

Office Manager

Tiffany began her career in the construction career as a dispatcher at Saul Plumbing, Inc. and became the office and project coordinator for residential renovations.


In 2015, after nearly 19 years in the construction industry, she joined the Integrity Property Services team. Working closely alongside Mr. Banks, her role includes invoice processing, office management and team support for those in the field. When she isn’t crunching numbers, or assisting our management and project managers, she enjoys crafting and cruises with her husband, Jeff.

Austin Horner

Project Coordinator

Austin is a young professional that recently graduated from Florida State University with a degree in marketing and sales, He was born and raised in St. Petersburg Florida and started working for IPS March 2017. Working as a project coordinator, he is responsible for the supervision of projects, and the production of project estimates.

Jannisse Walker

Administration

Jannisse started with IPS on April 2017, she has over 10 years of customer service experience. Jannisse is responsible for overseeing contracts and communication with all vendors, suppliers, and sub-contractors.

Kyle Barlow

Project Coordinator

Kyle joined IPS in 2017, Kyle was born and raised in Lebanon, Pennsylvania and is an avid golfer. He's a project coordinator and also facilitates successful completion of budgets for projects. He received his degree in finance from the University of Tampa '06. He has prior experience in Healthcare and Sales.

Tim Killam

V.P. of New Business Development

Tim has over 27 years of experience in the multifamily industry with his first introduction into the apartment industry arena being nearly 22 years ago with The Duron Paint Company as Corporate National Accounts Manager. Tim is currently focused on multifamily exterior repainting, re-roofing and int/exterior re-hab/re-positioning projects throughout Florida and the southeast US. His experience, skillset and responsibilities include; due diligence discovery, clubhouse and amenity preliminary design work, scope of work generations, job cost estimating, pre-bid consultation, managing and tracking of budgets and job cost with overall project management for completing all scopes and projects/jobs on time and on budget for his clients!

 

Tim is married and has one daughter and one stepson, he enjoys boating and golfing with friends, clients and family.

Tom Graham

Director of Construction

Tom merged Grahams Roofing with IPS in 2012 and now is responsible for all production for the company. He previously ran Kodiak services Florida division before starting his own company (Grahams Roofing). Tom has over 30 years’ experience with all phases of interior and exterior construction.

Our management team consists of licensed construction and management professionals with years of experience in multi-family, student housing and senior living property services, including complete property renovation’s, repositioning and stabilization and capital improvements.
